We either obtain plans to the building or visit to carry out a survey. This can take from a 1hr site visit for an average sized dwelling to a full day for a commercial building. We record the building fabric, building usage, HVAC system details, Structural openings, Lighting layout, hot water supplies and total floor area. We carry out the calculations using the latest energy modelling software and relay the results to the client. Since 1st January 2009, all buildings which are offered for sale or lease must have a certificate. Sustainable Energy Ireland operates the scheme and only registered and qualified Assessors can produce the 10 year BER certificate.

Oriel BER are registered and qualified to carry out assessments on all New and Existing Dwellings and Commercial Buildings.

Exempt Buildings include the following:

• Total floor area less than 50 sq.m
• Protected structures (contact us to see if your building is a listed building)
• Places of worship
• Temporary buildings
• Industrial Buildings with heating capacity of less than 10 W/sq.m
